Georgia Boy Properties traces its roots back to simple beginnings, as many unexpected stories often do. When I founded the company in 2015, I had no idea commercial real estate would become my future career. Less than a decade later, that is exactly what’s happened.

How it all started…

I am the son of a successful entrepreneur. My father, Steve Arnold, started his entrepreneurial journey shortly after concluding his military service. On April 1st, 1976, he established Peachtree Pest Control. This move was the start of his lifelong dedication to the Pest Management industry. Also, it was the birth of a prosperous small business. I was fortunate to be raised with a front row seat to entrepreneurship. Because of my father, I grew up immersed in the world of business and I developed a passion for the service trades and the art of business. His influence on me was immeasurable.

How it all started…

On April 1st, 1976, he established Peachtree Pest Control. This move was the start of his lifelong dedication to the Pest Management industry. Also, it was the birth of a prosperous small business. I was fortunate to be raised with a front row seat to entrepreneurship. Because of my father, I grew up immersed in the world of business and I developed a passion for the service trades and the art of business. His influence on me was immeasurable.

My academic journey led me to the University of Georgia’s Terry College of Business. I earned a BA in Management in 2001. During my time there, I served as a Research Assistant in the Urban and Medical Entomology laboratories. Upon graduation, I joined my family’s pest control company. Over the years, I watched my father transform Peachtree Pest Control from a modest operation into a regional organization. I learned the success of business is the result of a strong organizational structure and proper business acumen. Steve Arnold was a good example of both. I drew inspiration from my father’s example and embarked on my own path as a successful entrepreneur.

In 2011 I acquired the family business. Over the course of two decades, much of our organizational growth materialized through strategic mergers and acquisitions. This period equipped me with invaluable experience in assimilating companies and brands, marketing strategy, managing risk and financial resources, and, most importantly, fostering cohesive teams and culture. I also learned a vital lesson on the importance of office location—a factor that impacts a business’s long-term success. This lesson would prove helpful in shaping my future endeavors.

A Pivot and New Horizons…

The year 2021 ushered in an era of unprecedented opportunities in the private equity acquisition markets. As a middle-market business owner, I found myself fielding numerous inquiries regarding the liquidation of my companies, and at historically high valuations. At that juncture, I owned four service companies: Peachtree Pest Control, Keep Smiling Plumbing, Atlanta Wildlife Control, and Georgia Insulation. While I had dedicated my entire professional career to nurturing and growing these service brands, change was on the horizon. An opportunity for personal reinvention beckoned, and I answered the call. Over the following 18 months, I divested each of my companies. It was a bittersweet process that marked the end of one chapter but became the beginning of the next: Georgia Boy Properties, LLC.

Resurgence and Renewal…

Georgia Boy Properties LLC was founded in 2015, initially conceived as a single-member LLC to house my service companies. This simple design established me as owner and occupier. In the years that followed, I steadily expanded our real estate holdings as the service companies grew and needed additional space. These ventures provided passive income and solid asset appreciation but had not yet become the focal point of my professional life. All of this changed dramatically with the business liquidations of 2021-2022. The additional capital from the service companies fueled a rapid expansion of Georgia Boy Properties, LLC. We have been exceptionally fortunate to acquire multiple Flex-Use properties across five North Georgia counties with a focus on Light Industrial (M-1), Warehousing & Distribution, Sport Complexes as well as historical Office & Professional space. Our portfolio currently comprises 12 commercial sites, housing 14 tenants within over 100,000 square feet of prime lease space…a portfolio that continues to expand.
